Groundbreaking Senior Affordable Housing Community to Address Growing Need in Northwest Las Vegas

Ovation Development Corporation has recently made an exciting announcement regarding the construction of a new senior affordable housing community in the northwest area of Las Vegas. The $78 million project is set to transform a 9.5-acre plot of land, previously owned by the federal government and granted to the City of Las Vegas for the specific purpose of affordable housing. This initiative comes as a response to the increasing demand for affordable housing options for seniors in the region.

The development will consist of 276 housing units, catering specifically to low-income seniors in the community. Among these units, there will be 38 standalone tiny homes and 238 apartments, offering a range of living options to accommodate different needs and preferences. The tiny homes will provide 400 square feet of living space, while the apartments will range from 664 to 891 square feet and feature one to two bedrooms.

Meeting the Needs of Low-Income Seniors

A key focus of this project is to provide affordable housing solutions to seniors facing financial constraints. The housing units will be made available to individuals with varying income levels, with 180 units designated for seniors earning less than 49% of the Area Median Income (AMI) and 96 units reserved for those making less than 59% of AMI. By offering diverse housing options and income eligibility criteria, the community aims to address the specific needs of low-income seniors in the region.

To bring this vision to life, Ovation Development Corporation was awarded the project through a competitive Request for Proposal (RFP) process. The corporation’s commitment to creating sustainable and inclusive housing solutions aligns with the broader community goals of promoting accessibility and affordability for seniors in Las Vegas.

Partnerships and Funding for Sustainable Development

The groundbreaking ceremony for the senior affordable housing community was attended by various key stakeholders, including Clark County Commissioner Marilyn Kirkpatrick, Governor Joe Lombardo, Nevada State Treasurer Zach Conine, and other community leaders. The project received funding support from sources such as Clark County Community Housing funds and the Nevada Housing Division’s Home Means Nevada Initiative, highlighting the collaborative efforts to address the pressing need for affordable senior housing in the area.

The development is set to comprise three separate buildings spanning a total of 243,100 square feet, designed with a focus on sustainability and energy efficiency. With a goal of achieving LEED Gold certification from the U.S. Green Building Council (USGBC), the project aims to set a benchmark for environmentally conscious and socially responsible housing development in the region.

Construction of the senior affordable housing community is expected to be completed by the end of 2025, with the first residents anticipated to move in by 2026. The project’s timeline reflects a meticulous planning process that prioritizes quality, functionality, and the well-being of future residents, ensuring that the community meets the diverse needs of low-income seniors in Northwest Las Vegas.
